When to use this calculator

Inspect a supported single-sale capital-gain scenario and compare the effect of holding period or the remaining equity allowance. Use verified purchase, sale and expense figures; an annual return also needs aggregation and exclusions outside this model.

Review the worked example and assumptions below, then use the supported report or copy controls to keep the result with its inputs. Calculations run in this browser; a shared URL can include the values you entered.

How to use Capital Gains Tax Calculator

  1. Select the asset, purchase and sale dates, cost, proceeds and eligible transfer expenses.
  2. Set the remaining annual equity allowance or eligible indexed property cost if relevant.
  3. Review the holding classification and illustrative tax; reconcile annual income and exemptions separately.

Holding period and taxable gain

Gain is sale proceeds less acquisition cost and eligible transfer expenses. This model covers sales from 23 July 2024: qualifying STT-paid listed equity has a greater-than-12-month long-term threshold; the supported unlisted gold/property scenarios use greater than 24 months. Equity scenarios use 20% short-term or 12.5% long-term rates, plus 4% cess. Listed debt and other special instruments require separate rules.

Worked example

Qualifying long-term listed equity gain: INR 250,000
Remaining annual allowance: INR 125,000
Taxable gain: INR 125,000
Tax plus 4% cess: INR 16,250

Assumptions and limits

Single-sale illustration, not a return calculation. Equity assumes section 111A/112A eligibility including STT conditions. Debt assumes a specified mutual fund acquired on or after 1 April 2023 under section 50AA. No unused basic exemption, surcharge, loss set-off, grandfathering, 54-series exemption or annual aggregation is calculated. Gold means physical gold; other means an unlisted ordinary capital asset. Property indexation comparison is only for eligible resident individuals/HUFs with land/building acquired before 23 July 2024; enter the verified indexed cost yourself. Historical sales are rejected.

Frequently asked questions

Is the equity allowance per sale?

No. It is an annual aggregate allowance. Enter only the unused part of INR 125,000 available for this scenario.

Does this include every debt fund?

No. The debt scenario assumes the specified-fund conditions of section 50AA and acquisition on or after 1 April 2023. Older holdings and other instruments need a separate assessment.

When can I compare indexed property tax?

Only for eligible resident individual/HUF land or building acquired before 23 July 2024. Enter the verified indexed cost to compare 20% indexed tax with 12.5% unindexed tax.

Retain the calculator’s model scope with the result

Read the stated transaction type and date scope before entering a scenario. Save the selected assumptions rather than treating an estimate as a completed return.
